Around the 8th-10th each month we begin processing rents, reconciling repairs, and submitting payments to owners. The funds will be sent to you via ACH and will take a couple of business days to settle into your account. We aim to have the funds to you by the 12th-15th each month, depending on holidays and weekends.
-
We use modern rent-collection systems—online payments, tenant portals, and traditional payment methods—to maximize on-time rent. Collections follow lease terms, with consistent late-fee enforcement and clear, documented communications to tenants.
-
Standard lease terms are often 12 months, but we tailor lease length to market conditions and owner preferences. Shorter or longer terms can be arranged depending on your strategy and tenant demand.
-
We typically collect a security deposit equal to one month's rent. North Carolina law allows a maximum of two month's rent.
-
We can begin once a management agreement is signed and any onboarding tasks are complete—property readiness, documentation, and tenant transition. Our onboarding process is streamlined so we can get your property leased and cared for quickly.

Owners receive regular financial statements detailing rent collection, owner disbursements, maintenance activity, and vacancy or leasing updates. Monthly reports are standard, and additional or customized reports are available on request.

Tenant security deposits are held in a separate, dedicated account as required by local law and best-practice fiduciary standards. We handle deposit accounting, documentation, and lawful return procedures at lease end.
